There are a handful of properties on Maui that I describe to buyers as genuinely irreplaceable — places where the combination of location, zoning, quality, and rental upside cannot be replicated anywhere else on the island. Ho'olei at Grand Wailea is at the top of that list.

Located directly across Wailea Alanui Drive from the Grand Wailea, a Waldorf Astoria Resort, this gated enclave of 120 townhome-style villas is the closest thing to owning a private residence inside a world-class resort. And in the context of Maui's shifting short-term rental landscape — where Bill 9 has sent investors scrambling — Ho'olei's hotel zoning makes it a category of one.

Whether you're a luxury second-home buyer, a savvy vacation rental investor, or simply someone who wants the finest address in South Maui, here's everything you need to know.


LOCATION: THE HEART OF WAILEA

Ho'olei sits at 146 Ho'olei Circle — a private, gated address tucked just mauka of the Grand Wailea's ballroom entrance. The Shops at Wailea and the Four Seasons Resort are within easy walking distance. Wailea Beach Park, one of the finest stretches of white sand on Maui's southern shore, is right across the street.

On three sides, the community borders the Wailea Blue Golf Course — the 3rd, 4th, and 5th holes frame many of the buildings, lending the property an expansive, resort-within-a-resort feel that no amount of landscaping budget could replicate. Year-round sunshine, calm ocean conditions, and the trade wind breezes that define South Maui's microclimate make the setting as good as it gets.


THE THREE FLOOR PLANS

Every unit at Ho'olei is a three-bedroom, three-and-a-half bath townhome on two stories — a rarity for vacation rental condos anywhere in Hawaii. All units include a private one-car garage (virtually unheard of in resort condo communities) and a private internal elevator. There are three floor plans:

Maile — 2,426 sq ft. Features approximately 27-foot wide covered lanais on both levels. The entry-level floor plan and the most available on the resale market.

Plumeria — approximately 2,700 sq ft. The widest lanai of the three plans and the most forward-facing position within each building, which enhances both privacy and ocean sightlines.

Hibiscus — 3,076 sq ft. The largest floor plan in the complex. Split-level end unit configurations are available and offer exceptional privacy.

Interior finishes throughout reflect the quality you'd expect at this price point: Studio Snaidero Italian cabinetry, Sub-Zero refrigeration, Wolf cooking appliances, polished travertine flooring, soaring tray ceilings, floor-to-ceiling Fleetwood pocket sliders, and custom built-in BBQ setups on the lanai. These are residential luxury appointments, not typical condo finishes.

Pricing within the complex is meaningfully driven by tier. Ho'olei is built on a gentle terraced hillside, and higher rows command sweeping ocean views over the Grand Wailea rooflines and out toward the Pacific. When you reach the 4th tier, you can see 180 degrees from the West Maui Mountains across the channel to the sunset horizon. Those top-row units carry a premium — and earn it.


AMENITIES

Ho'olei operates its own amenity campus, separate from but adjacent to the Grand Wailea's legendary facilities. On-site, residents and guests have access to a lagoon-style pool with a 19-foot waterfall and swim-in grotto, sandy beach entry, two whirlpool spas, a children's pool, an outdoor kitchen and covered pavilion, BBQ areas throughout the grounds, a state-of-the-art fitness center, men's and women's saunas and locker rooms, a massage cabana, full-time concierge and valet service, and 24-hour gated security.

Beyond Ho'olei's own campus, owners can apply for membership in the Kulana Club at the Grand Wailea, which unlocks access to the resort's full platform: eight restaurants, the world-renowned Spa Grande, the multi-pool water complex, and more. This dual access — a private villa community with resort privileges — is what sets Ho'olei apart from every other luxury condo in Wailea.


SHORT-TERM RENTAL POTENTIAL

This is where Ho'olei becomes a truly compelling investment conversation.

Ho'olei carries hotel zoning — not apartment zoning, not business zoning, but hotel zoning — which places it entirely outside the reach of Maui County's short-term rental regulatory environment. Bill 9, which introduced a sweeping phase-out of short-term rental permits in apartment-zoned properties across the island, has zero applicability here. Ho'olei owners can legally rent their units on a nightly basis, indefinitely, regardless of what future county legislation may bring. This is a permanent structural advantage, not a technicality.

For investors, the rental program options add another layer of convenience. Owners can enroll in the Grand Wailea's own vacation rental management program — which comes with the marketing power of a Waldorf Astoria brand and access to a deep pool of high-spend resort guests. Alternatively, owners may engage independent rental management companies or manage bookings directly.

Three-bedroom units in the Wailea resort corridor, operated as nightly rentals under a premium hotel brand, are among the highest-performing vacation rental assets on Maui. For buyers who want income production without compromising on quality, Ho'olei represents one of the cleanest value propositions in the market.


WHO IS HO'OLEI RIGHT FOR?

The luxury second-home buyer. If you want a true residential experience — a garage, an elevator, 2,400 to 3,000-plus square feet, a chef's kitchen — combined with resort-level amenities and a prestigious Wailea address, Ho'olei delivers in a way that hotel-room condos simply cannot. This feels like a home, not a unit.

The vacation rental investor. Hotel zoning, Grand Wailea rental program access, and a three-bedroom configuration that commands strong nightly rates make Ho'olei one of the most defensible STR investment positions on Maui today.

The international buyer. Ho'olei has historically attracted significant interest from Asia-Pacific buyers drawn to Wailea's premium positioning and the liquidity of a well-established luxury community. A FEW THINGS TO KNOW BEFORE YOU BUY

HOA fees at Ho'olei reflect the full-service amenity package — expect fees that are higher than a typical South Maui condo, but appropriate given what you're getting. Review the financials and reserve study before closing.

Pricing is highly location-sensitive within the complex. Lower-tier units trade at meaningful discounts to top-row ocean-view units. The tier-to-view relationship matters more here than floor plan square footage in many cases.

The complex was completed in 2008 — one of the last projects to come out of Wailea's pre-recession development boom. It was built to last, and the resale demand has remained consistent, but buyers should ask about any deferred maintenance at the AOAO level.

Furnishings and rental program enrollment status vary unit to unit. Some villas are offered fully turnkey and actively producing rental income. If rental income is part of your underwriting, make sure you're comparing apples to apples when evaluating listings.
