I've noticed most people start their Maui home search in the same places: Wailea, Kihei, Kaanapali, and the beach communities they've vacationed in over the years.

Makes sense.

That's the Maui most people know.

But one of my favorite parts about helping people relocate to Maui is introducing them to places they weren't expecting to love.

Makawao is one of those places.

I've had buyers spend months researching oceanfront condos and resort communities.

Then we spend an afternoon walking around Makawao town and suddenly the conversation changes.

They're no longer asking:

"How close is the beach?"

They're asking:

"Do people actually get to live here?"

Yep.

And a lot of them end up loving it.

Because Makawao doesn't feel like a resort.

It feels like a town.

A real town.

One with history, personality, local businesses, and a community that still feels connected.

That's getting harder and harder to find these days.


Makawao Feels Like Maui Before Maui Became Famous

One thing I've noticed over the years is that people don't usually go looking for Makawao.

They discover it.

Maybe they stop for coffee.

Walk around town.

Browse a few shops.

Grab lunch.

Before long they're asking:

"Do you have anything for sale up here?"

That's happened more times than I can count.

Makawao has a character that's difficult to explain until you spend some time there.

The historic storefronts.

The local businesses.

The art galleries.

The restaurants.

The people sitting outside talking story.

It doesn't feel manufactured.

It doesn't feel like it's trying to be something.

It's simply Makawao.

And I think that's exactly why people connect with it.


One Afternoon in Makawao Changes a Lot of Minds

I remember showing property to a couple who flew over from California convinced they wanted Wailea.

That was the plan.

Ocean views.

Resort amenities.

Golf courses.

The whole package.

Then we spent an afternoon in Makawao.

Grabbed coffee.

Walked around town.

Stopped in a few shops.

Talked story with some locals.

By the end of the day they weren't asking about Wailea anymore.

They were asking:

"Do you have anything available up here?"

That happens more often than people think.

Makawao has a way of surprising people.

It isn't flashy.

It isn't trying to impress anybody.

But the combination of community, character, cooler weather, and Upcountry lifestyle tends to leave a lasting impression.

One of the things I love about Makawao is that people actually use the town.

This isn't a place where people drive through once and never come back.

People have routines.

Maybe it's grabbing coffee before work.

Maybe it's stopping by Komoda's on a Saturday morning.

Maybe it's meeting friends for lunch on Baldwin Avenue.

Before long you find yourself parking in the same spots, saying hello to familiar faces, and realizing you've become part of the community.

That's something buyers don't always expect when moving to Maui.


The Paniolo Culture Isn't Just History

A lot of people don't realize Maui has a deep ranching history.

Makawao has always been one of the places where that culture remained alive.

You'll still see:

  • horse trailers
  • ranch properties
  • rodeo events
  • paniolo traditions
  • open pastureland

The cowboy culture isn't something put on for visitors.

It's part of everyday life for a lot of families.

And it's one of the reasons Makawao feels different from almost anywhere else in Hawaii.

On Maui, it kind of is.

"I wish there were more places where I could just walk around."

What Buyers Are Looking For in Makawao Right Now

One thing I've noticed over the last few years is that buyers looking at Makawao aren't usually searching for the same things as buyers looking in Wailea or Kaanapali.

Most aren't asking:

"How close is the nearest resort?"

They're asking:

  • Is there room for a garden?
  • Does the property have character?
  • What's the neighborhood like?
  • Can I sit outside and enjoy the weather?
  • Will this feel like home year-round?

That's one reason Makawao real estate continues to attract families, retirees, remote workers, and people relocating from the mainland.

They're not necessarily looking for a vacation lifestyle.

They're looking for a place to build a life.


Is Makawao a Good Place to Raise a Family?

Absolutely.

Many local families choose Makawao because it offers something that's getting harder to find.

A real sense of community.

Kids still spend a lot of time outdoors.

You'll see:

  • bikes in driveways
  • baseball practice
  • soccer games
  • families at local parks
  • neighbors stopping to talk story

One thing I appreciate about Makawao is that it still feels like kids get to be kids.

It reminds me of how Maui felt growing up.

And I think a lot of families are searching for exactly that.

Schools serving the area include:

  • Makawao Elementary School
  • King Kekaulike High School
  • Seabury Hall
  • Carden Academy

I've had buyers tell me before moving here:

"I don't know if I want to be that far Upcountry."

Then six months later they're telling me they barely think about it anymore.

That's because daily life tends to find a rhythm.

You learn your favorite routes.

You combine errands.

You know when to avoid traffic.

And before long, driving down to Kahului feels no different than driving across town did back on the mainland.

The tradeoff?

You get to come home to Makawao at the end of the day.

For a lot of people, that's worth every extra minute.

You stop giving directions with street names.

"It's across from the rodeo grounds."

"Right past Casanova."

Somewhere along the way, landmarks become more important than addresses.

That's usually when you know Makawao has started feeling like home.


Makawao Isn't for Everybody — And That's Okay

I think it's important to be honest.

If your dream Maui lifestyle involves:

  • walking to the beach every morning
  • living in a resort community
  • oceanfront restaurants around the corner

Makawao probably isn't your spot.

But if you love:

  • community
  • local culture
  • cooler weather
  • unique homes
  • small-town charm
  • Upcountry living

then Makawao deserves a serious look.

Most people who choose Makawao aren't looking for a resort.

They're looking for a place that feels like home.
