But there’s another side of Maui that’s attracting more buyers every year.
Upcountry Maui.
For many people relocating to Maui, Upcountry offers something the coast simply can’t: cooler weather, larger properties, a strong sense of community, and a lifestyle centered around open space rather than resort living.
Whether you’re looking for a family home, retirement property, hobby farm, or simply a quieter way of life, communities like Kula, Makawao, and Pukalani deserve a closer look.

What Is Upcountry Maui?
Upcountry Maui generally refers to the communities located along the western slopes of Haleakalā.

While Haʻikū is generally considered part of Maui’s North Shore, many buyers also include it in their Upcountry search because of its rural lifestyle, larger lots, and cooler climate.
Unlike Maui’s resort communities, Upcountry is primarily residential and agricultural.
Life moves at a different pace.
Instead of high-rise hotels and beachfront restaurants, you’ll find rolling pastures, jacaranda trees, local farmers, ranches, botanical gardens, and neighborhoods where many residents know each other by name.
Why Are More Buyers Moving to Upcountry Maui?

Depending on elevation, temperatures are often 10 to 15 degrees cooler than South Maui or Central Maui.
Many homes rarely need air conditioning.
Even during summer, evenings are frequently cool enough to open the windows or enjoy sitting outside.
Different areas have their own microclimates.
Lower Kula tends to be sunnier and drier.
Upper Kula becomes noticeably cooler with more frequent mist and occasional fireplaces inside homes.
Makawao generally receives more rainfall, making it one of Maui’s greenest communities.

Pukalani often serves as the practical center of Upcountry.
Many buyers appreciate its convenient location between Kula and Kahului.

While it feels rural, most daily errands can be completed without driving into Kahului.

Kahului Airport: 20–35 minutes
Kīhei: 30–45 minutes
Wailea: 40–55 minutes
Lahaina: 60–90+ minutes depending on traffic
For buyers who work remotely or don’t need daily access to the resort areas, those drive times are often a worthwhile tradeoff.
What Does It Cost to Live in Upcountry Maui?
Upcountry isn’t necessarily inexpensive.
However, buyers often receive considerably more land than they would near the coast.

On the other hand, buyers whose priority is resort amenities, beachfront living, or walking to restaurants may find South Maui or West Maui a better fit.
Neither lifestyle is better.
They’re simply very different.
