Maui by the numbers (May 2024)

Life on Maui is famously set at  a slightly slow pace.  For those that watch our housing market daily, changes can seem slow in happening.  For those that watch it less frequently it might seem to happen a bit faster, but if you haven't been watching the Maui housing market for even a moment lately, it might seem to have changed at lightspeed.  For the past few years we were seeing maybe 30 or 40 properties hit the market per week on average. At the time of writing this blog we have seen 97 new properties in the past 7 days alone.  

In May of 2022, we saw the low point of available condo inventory at only 172 on our entire MLS (which includes Molokai and Lanai).  We saw that number creep higher and higher for the past couple of years. By September of 2023 we had 231 condos actively for sale on all 3 islands in Maui County, and although the increase has steadily continued to rise, it has ballooned in the past week and now sits at 593 available condos for sale on our market ( including condos for sale on Molokai and Lanai). That means the condo market has way more than doubled in size in the past 9 months. That many condos suddenly for sale has been a shock to the system.  It has created more opportunity than we have seen on Maui in years, but what does that all mean for buyers and sellers?
