Maui Condo Market 2026: Sales Are Rising, but Prices Are Still Volatile

Quick Answer: The Maui condo market in 2026 is showing a significant increase in buyer activity, but prices have not established a clear recovery. Maui County recorded 68 condo sales in August 2026, up 19.3% from August 2025, while pending sales jumped 54.9%. At the same time, the median condo sales price fell to $564,950, down 13.1% year-over-year. The takeaway: buyers are coming back into the Maui condo market, but they remain price-sensitive and still have considerable negotiating leverage.

If you've been watching Maui condo prices and wondering whether the market has finally hit bottom, the latest numbers are worth paying attention to.

But they don't tell a simple story.

Maui condo sales have increased substantially in several recent months. Prices, however, remain volatile.

In June 2026, 88 condos sold.

In July, 82 condos sold, a 54.7% increase from the previous July.

Then in August, another 68 condos changed hands, up 19.3% year-over-year, while pending condo sales increased nearly 55%.

Yet the August median sales price dropped to just $564,950.

So what exactly is happening?

The Maui condo market appears to be moving out of the steep correction that defined much of 2024 and 2025 and into a new phase: more buyers are willing to transact, but they're still demanding value.

That distinction matters whether you're buying, selling, or investing in a Maui condo.

What Is Happening With the Maui Condo Market in 2026?

The clearest trend right now isn't rising prices.

It's rising transaction activity.

According to data from the REALTORS® Association of Maui, Maui County condo sales have recently looked like this:

July initially looked like it might signal the beginning of a price recovery. The median jumped from $625,000 in June to $690,000 in July and was actually 2.2% higher than July 2025.

Then August reversed much of that move.

The median dropped to $564,950, which was 13.1% below the $650,000 median recorded in August 2025.

Meanwhile, sales remained higher than a year earlier.

That's why I wouldn't describe the Maui condo market as being in a recovery just yet.

A better description is increased activity with continued price volatility.

Are Maui Condo Prices Still Falling?

Depending on the time period you're looking at, yes.

Maui condo values went through a substantial correction following the market peak.

One analysis using a six-month rolling average placed the Maui condo median at approximately $972,000 in August 2024 and $642,500 by January 2026, a decline of roughly 34%.

It's important to understand that those figures are based on a rolling average rather than individual monthly median prices, so they shouldn't be directly compared with the monthly numbers above.

Still, they illustrate how much more severely the condo segment corrected than Maui's single-family home market. 

And the monthly numbers reinforce the broader story.

In May 2026, the Maui condo median was $597,000, down 21.7% from May 2025.

June came in at $625,000.

July jumped to $690,000.

August dropped back to $564,950. 


Those swings are another reason buyers and sellers should be careful about drawing conclusions from any single month's countywide median.

Why Are Maui Condo Sales Increasing While Prices Remain Weak?

This is probably the most interesting part of the Maui condo market in 2026.

Two things can happen at the same time:

More condos can sell while prices remain under pressure.

After an extended period of declining prices and elevated inventory, some properties are finally reaching price levels where buyers are willing to act.

That doesn't necessarily mean buyers believe prices are about to surge.

It may simply mean the price of a particular condo finally makes sense to them.

There are also more choices available than buyers had during the extremely tight post-pandemic market.

That combination creates a market where transactions can increase without eliminating buyer leverage.

REALTORS® Association of Maui President Georgie Tamayose described the August market similarly, noting that buyers continue to have options and are moving forward when they find the right property. 

That's very different from the Maui condo market of several years ago, when limited inventory frequently forced buyers to compete aggressively.

Is Maui Still a Buyer's Condo Market in 2026?

In many segments, yes.

But that doesn't mean every condo is a bargain or that every seller is desperate.

Maui is really a collection of smaller condo markets.

A vacation-rentable Wailea condo, an older Kihei residential condominium, a Kaanapali resort property, and an entry-level Central Maui condo can behave very differently.

Building condition, insurance, HOA fees, reserves, vacation-rental eligibility, financing, oceanfront exposure, assessments, and location can all have a major impact on demand.

Countywide statistics are useful for understanding direction.

They aren't enough to determine what an individual condo is worth.

That's why I generally recommend looking at recent sales within the specific condominium complex first and then expanding outward if there aren't enough comparable transactions.

Buyers Still Have Negotiating Power

One of the biggest differences between today's Maui condo market and the market several years ago is negotiation.

Recent market analysis has estimated that Maui condos have been selling at approximately 94% of asking price on average, although individual transactions vary considerably.

That equates to roughly a 6% difference between asking and selling price on average in that dataset. 


That doesn't mean you should automatically offer 6% below asking on every Maui condo.

Some sellers have already priced aggressively.

Other listings may be substantially overpriced.

And particularly desirable units can still attract multiple interested buyers.

What the number tells us is that negotiation has returned to the Maui condo market in a meaningful way.

Maui Condos Are Still Taking a Long Time to Sell

Another indication that buyers retain leverage is days on market.

Maui condos spent a median of:

  • 172 days on market in June 2026

  • 153 days in July

  • 171 days in August

August's 171-day median was actually 1.8% higher than August 2025. 

That's almost six months.

For sellers, that means pricing strategy matters enormously.

The first few weeks after listing are usually when a property receives its greatest amount of attention. Starting significantly above market value and slowly reducing the price can mean spending months chasing the market downward.

For buyers, longer marketing times can create opportunities, particularly when a seller has become motivated.

What Is Driving Maui Condo Prices in 2026?

There isn't one single explanation for the Maui condo correction.

Several issues have hit the market simultaneously.

Higher HOA Fees

Operating expenses have risen significantly at many Maui condominium associations.

Insurance, utilities, maintenance, payroll, landscaping, repairs, and reserve funding all contribute to HOA expenses.

A condo that once looked affordable based primarily on its purchase price may look very different when the monthly HOA payment approaches or exceeds $1,500 or $2,000.

Insurance Costs

Insurance has become one of the biggest issues facing condominium associations throughout Hawaii.

Premium increases can result in higher HOA dues, increased assessments, or financing complications depending on the association's coverage.

Buyers should review the association's insurance documents as part of their due diligence.

Financing

Not every Maui condominium qualifies for conventional financing.

Insurance coverage, commercial space, reserve funding, litigation, deferred maintenance, vacation-rental use, and other factors can affect financing.

Short-Term Rental Uncertainty

Proposed and enacted changes affecting Maui vacation rentals have also created uncertainty around some condominium properties.

That doesn't mean every Maui condo is affected equally.

Some condominiums are primarily residential.

Others operate heavily as vacation rentals.

Some have different zoning, permitting, or legal-use characteristics.

If you're buying a Maui condo partly because of its rental potential, verifying its specific legal use and restrictions is critical.

Higher Interest Rates

Financing costs remain much higher than they were during the ultra-low-rate period.

That affects how much buyers can afford and changes the economics of owning an investment property.

The result is a smaller pool of buyers at a given price point.

What Does the Maui Condo Market Mean for Buyers?

From a buyer's perspective, this is one of the more interesting Maui condo markets we've seen in years.

You have more inventory.

You have more negotiating leverage.

You generally have more time to investigate a property.

And in some buildings, prices are dramatically below previous highs.

But lower prices don't automatically make something a good purchase.

Before buying a Maui condo in 2026, I'd want to understand:

  • Recent comparable sales within the complex

  • Current competing listings

  • HOA dues

  • What the HOA fee includes

  • Reserve funding

  • Insurance coverage

  • Upcoming assessments

  • Special assessments already approved

  • Pending or active litigation

  • Financing availability

  • Vacation-rental rules

  • Zoning and permitted use

  • Historical rental income, if applicable

  • Property taxes

  • Actual operating expenses

Is a Maui Condo Still a Good Investment in 2026?

It can be, but I wouldn't buy one based on an assumed rental return.

The numbers need to work for the individual property.

One recent Maui market analysis estimated that some all-cash short-term rental buyers are generating roughly 2% to 3% returns from rental income alone and that highly leveraged buyers can face negative cash flow.

Those are broad estimates, not rules.

Rental performance varies tremendously between complexes and individual units.

A direct oceanfront unit with a strong rental history can perform very differently from an interior unit in the same general area.

The amount of your down payment also matters.

So do management fees, HOA expenses, maintenance, property taxes, insurance, occupancy, and rental restrictions.

If you're buying primarily for income, I recommend analyzing the actual historical numbers for that specific unit rather than relying on projections from a comparable property.

What Does the 2026 Maui Condo Market Mean for Sellers?

There is some genuinely encouraging news for sellers.

Buyers are transacting again.

June and July recorded substantial year-over-year increases in closed condo sales, and August sales remained almost 20% ahead of the previous year. August pending sales were also up 54.9%. 

That tells us demand hasn't disappeared.

But buyers remain selective.

The days of simply putting a Maui condo on the market at an ambitious price and expecting appreciation to eventually catch up are, at least for now, gone.

Today's buyer can usually compare your property against numerous alternatives.

That makes three things particularly important:

Price. Condition. Presentation.

If your condo is priced appropriately relative to recent sales, shows well, and is easy to finance, today's improving transaction activity can work in your favor.

If you're relying on a 2022, 2023, or early-2024 comparable to justify the asking price, the market may be less forgiving.

Has the Maui Condo Market Bottomed?

We don't know yet.

And I would be cautious of anyone claiming otherwise.

The sharp correction from the 2024 peak appears to have slowed substantially.

At the same time, August's $564,950 median demonstrates that the market hasn't established a consistent upward price trend.

What does appear increasingly clear is that buyers are responding to lower prices.

That matters.

Market bottoms aren't necessarily marked by prices suddenly shooting upward. Often the first thing that changes is transaction activity.

Buyers who had been sitting on the sidelines begin purchasing again.

Inventory gets absorbed.

Negotiations start producing transactions.

Only later can we determine whether prices have actually established a durable floor.

That's the stage of the Maui condo market I'm watching most closely now.

Is Now a Good Time to Buy a Maui Condo?

It depends on what you're buying and why.

If you're looking for a Maui condo you'll own for many years, there are opportunities today that simply didn't exist when inventory was tight and prices were near record highs.

If you're looking for immediate appreciation, nobody can reliably tell you whether August 2026 represents the bottom.

And if you're buying strictly for rental income, the deal needs to make sense based on today's income and expenses — not what you hope rents or property values will do later.

The better question isn't:

"Is now the perfect time to buy a Maui condo?"

It's:

"Does this particular Maui condo make sense at this particular price for what I want to accomplish?"

That's a question we can actually answer.

The Maui condo market in 2026 isn't as simple as saying prices are going up or prices are going down.

The more important development right now is that buyers are coming back.

Transactions are occurring at a much faster pace than they were a year ago, yet buyers remain selective and prices are still adjusting.

That creates opportunities on both sides of a transaction — provided you're working with current numbers rather than assumptions from the previous market.
