🏡 Single-Family Homes

  • Median Sales Price: $1,300,000 (up 0.4%)

  • Inventory: 38.5% increase year-over-year

  • Days on Market: 145 days (up 40.8%)

  • Sellers receiving 95.9% of original list price

🏢 Condos

  • Median Sales Price: $762,500 (down 10.3%)

  • Inventory: 37.8% increase

  • Days on Market: 138 days (up 38%)

  • Months of Supply: 15.4

Buyers: You’ve got leverage right now—especially in the condo market. With inventory up and days on market climbing, patient buyers can negotiate better terms.

Sellers: Pricing it right is more important than ever. Homes are taking longer to sell, and overpricing can cost you valuable time and interest.
